OUR PROCESS

Our Design + Build process.

At Black Oak Construction, we believe that building your dream space should be an exciting and seamless experience. Our comprehensive Design + Build process ensures every detail is crafted with care, from the initial concept to the final walk-through. Designed based on decades of experience, our process is divided into two stages: Design + Project Development and Project Construction.

Stage 1: Design + Project Development

Initial Site Visit

Our journey begins with an initial site visit, during which our team reviews your property and discusses your vision. This crucial step lets us understand your needs, preferences, and any unique site conditions that may influence the design.

Proposal

Next, we provide a detailed proposal outlining the scope of work, timeline, and preliminary budget. This proposal serves as a roadmap for the project, ensuring transparency and clear expectations from the outset.

Design Agreement

Once the proposal is approved, we enter into a Design Agreement. This formalizes our commitment to bringing your vision to life and sets the stage for the design process.

Design & Finish Concepts

Our talented designer partners will work with you to create the initial design and finish concepts. These visual representations help you envision the final product and make informed decisions about the aesthetics and functionality of your new home, new addition, or renovated spaces.

Finish Selections

Choosing finishes is one of the most exciting parts of the process. From countertops to flooring, our team will guide you through the selection process, ensuring each choice aligns with your overall vision and budget.

Construction Plan

After finalizing the designs and finishes, we develop a comprehensive construction plan. This plan includes detailed construction drawings, material selections & specifications, and a finalized budget, providing a clear blueprint for the next stage.

Construction Agreement & Scope of Work (SOW)

The final step in this stage is the Construction Agreement and Scope of Work. This document outlines the contractual terms, payment schedule, and detailed project scope, ensuring all parties are aligned and ready to move forward.

Stage 2: Project Construction

Preconstruction

Before construction begins, we focus on setting expectations. We’ll discuss preconstruction activities including construction management & scheduling, material procurement & job site staging, daily construction activities, and construction process & finish expectations. Your project manager or supervisor will conduct ongoing communication throughout all stages of Project Construction ensuring a smooth transition through each phase.

Rough-In

During the rough-in phase, the foundational elements of your renovation, addition, or new home are constructed. This includes framing, plumbing, electrical, and HVAC systems, setting the stage for the finishing touches. With a remodel or renovation project, we pay particular attention to dust and damage mitigation by protecting your property before engaging in the demolition of the existing space.

Finish

The finish phase brings your vision to life. Our skilled craftsmen install the chosen finishes, fixtures, and details, ensuring every aspect of your project is completed to the highest quality standards.

Closeout

As we near completion, we conduct a thorough closeout process. This includes a final walkthrough, addressing any last-minute details, and ensuring your complete satisfaction with the finished product.

Warranty

Our commitment to quality doesn’t end at project completion. We offer a comprehensive warranty, providing peace of mind and ensuring your home remains in top condition for years to come.
